One we’ve determined that you have a valid case, simply sign and mail two forms, an Agent Authorization, and Fee Agreement. Both forms can be found on the “Getting Started” page.

We PERFORM THE VALUATION

An accurate valuation is crucial to your tax appeal. Our Valuator will carefully select the fair and most relevant comps acceptable to the Assessor. For commercial property, we will also utilize the income method of valuation. Our Valuation Report will also include local trends and any additional evidence such as: lack of view, busy street, limited parking, rent control, leaky roof, cracked foundation, drainage issues, termites. . . anything to help us lower the value.

WE SUBMIT THE APPEAL PACKAGE TO THE COUNTY

We will file both a formal and an informal appeal. The formal appeal provides recourse with an independent Appeal Board should the Assessor disagree with our reduction during the informal process.

WE WAIT FOR POTENTIAL NEGOTIATIONS AND THE DECISION

While it varies by county, appeal decisions are rendered within 12-14 months from the date the application was filed. (By law all California counties have up to 24 months) Most counties will notify us by mail of their decision.

RECEIVING YOUR REDUCTION REFUND CHECK

Upon winning your appeal, the County will reduce your upcoming tax bill and/or reimburse you with a refund check for any over-payments made on your previous tax bill. Your refund will also include interest.
